Our Expertise

Concept
Design

After the initial consultation, a sketch outlining the scope of works is produced. We work with you to find out exactly what you want to achieve and how you want it to look.

Preliminary
Design

 

During preliminary design, we will draw up a set of plans based on the brief set out in the previous stage. The plans are drawn up ensuring the spaces and size of rooms are correct and include elevations and 3D renders if required.

Developed
Design

 

During developed design, we double check the planning requirements and investigate any other issues that may arise. We also work with you to ensure your budget is met, sending out further detailed plans to allow for project pricing.

Documentation


Documentation are the technical instructions for the builder to follow. This set of drawings is sent in to Council so that a Building Consent or Resource Consent may be issued. Minor changes may be made to the design to accommodate construction methods.

Tendering

 

Tendering is the formal process of obtaining fixed price quotes for the building work. Once the documentation has been completed, the set can be set out to be tendered by a number of builders. Once the tenders have been received, the process of evaluating and negotiation is started. During which, we act on your behalf to ensure you are getting the best deal.

Contract Admin

 

Once the project price has been accepted, the contract can be signed. AP Design supplies specific conditions of contract for the builder and client to sign. During construction, AP Design checks that progress payments supplied by the builder are correct and attend regular site meetings to assess the work.
